We have included the newer community of Ivy Estates here too since it sits in Langford Farms.

Ivy Estates only has 8 homes. The homes are newer and more luxurious.

Apparently, their HOA is not active. So no HOA dues.

Ivy Estates was 9 homesites ranging in size from 4-48 acres. One homeowner has purchased more than one lot.

As of Jan 2023, the median price of a home in Langford Farms Charlottesville VA was $685,000.

As of Jan 2023, the median price of a home in Ivy Estates Charlottesville VA was $730,000.

Home sizes range from 3 beds/2 baths to 6 beds/4 baths.

And 1,960-4,800 finished sq ft.

Architectural styles include colonial, Dutch colonial, farmhouse, Georgian, Queen Anne, and ranch.

Amenities – none.

Note – Ivy Estates uses Langford Drive too.

There are only 5 homes in Ivy Estates. And I consider it luxury Ivy Charlottesville real estate.

The original Langford Farm homestead is located at 50 Church Hill Lane and was built in 1900.

Today it sits on only 2.7 acres of the original 107-acre farm.

The development of Langford Farms into a neighborhood began in 1977.

The last home built was in 2009 at 10 West Church Hill Lane.

Note – Langford Farms has its own community water supply.

As of Jan 2023, Albemarle County property taxes average $3,500-5,000 a year.

Albemarle County Public Schools that serve Langford Farms are Murray Elementary, Henley Middle, and Western Albemarle High Schools.

Location – Langford Farms is located in Ivy Virginia immediately off I-64 Exit #114.

Directions – From Downtown Charlottesville, take I-64 West to IVY Exit 114, State Route 637, Turn Right onto Rt 637 (Dick Woods Road), and take the second left onto Langford Dr.

My thoughts – Landford Farms and Ivy Estates are located in Ivy so you are getting the Western Albemarle School District which is a major plus if you have kids. The property is attractive and bucolic to look at.

What I don’t like about these subdivisions is the CLOSE proximity to I-64 which runs parallel to the community. In winter you can hear the noise and this definitely can take away any of the peace and quiet you seek.

Plus, I would be a bit nervous about crime since it’s so easily accessible off the interstate and a Rest Stop.

Drive out and listen for yourself. I say look elsewhere if you can afford it. The noise will ALWAYS be a big negative when you resell your home. I give Langford Farms a 6 out of 10 and Ivy Estates a 7 since the homes are newer.
