Though it’s taken a while to get going, I consider this neighborhood some of the most attractive Earlysville VA real estate.
The neighborhood consists of 400 acres of woodlands and pasture.
The roads are private, and the land is both open and wooded, with numerous, peaceful cul-de-sacs and walking trails.
The pond is stocked with bass and crappy.
Lot sizes range from 2-47 acres.
Architectural styles include farmhouse, modern, Queen Anne, and traditional styles.
Many are Earthcraft Certified homes.
Homes were built between 2004 and 2014. Then began again in 2023 with 4 new homes.
There are numerous builders.
Builders include Artisan Construction, Charlottesville Area Builders, Craig Builders, Dominion Development, Gary Martin, Gibson Homes, Kenny Williams, Peak Builders, Piedmont Realty and Construction (now Stanley Martin Homes), Southern Development Homes, Smith and Robertson, and Weston Homes.
Note – Craig Builders has just entered the neighborhood and has 3 new homes priced from $900-1,18M.
Note: The last four homes sold in Indian Springs were in 2020.
The highest price paid was $980K, the lowest was $709K, and the median price was $780K. But this is about to change.
The original home in Indian Springs was built in 1754.
Indian Springs HOA fees are $525 a year.
Albemarle Public Schools that serve Indian Springs are Broadus Wood Elementary, Journey Middle School, and Albemarle High School.
Nearby is a fine private all-boys school, the Blue Ridge School.
Location – 5 mins to the Charlottesville Airport. 13 min to Hollymead Town Center & 20 mins north of Charlottesville.
Directions: Through Earlysville, left onto Buck Mountain Road (at the store), right onto Markwood Rd., 1.5 miles to the right into Indian Springs.
My thoughts – Indian Springs Charlottesville is beautiful and very attractive. It’s very quiet here and offers wonderful walking trails. It is a bit far from Charlottesville and any activities for your kids. The roads are very winding and can be difficult to navigate at night. There are no amenities so make your own fun. I give Indian Springs Earlysville VA an 8 0ut of 10.
