Note – Nobody seems to know if the correct name is Walnut Hill or Walnut Hills.
In the Charlottesville MLS, it is listed as both. Legally it is known as Walnut Hills.
Amenities include a basketball court, a clubhouse, a community room for you, card sharks, an exercise room, a lovely pond with a fountain, a meeting room, a kid’s playground, 2 attractive pools, a hardtop tennis court, and walking trails.
The Walnut Hill Community Association owns 43 acres of common land including the lake.
Walnut Hills Earlysville VA was developed between 2001 to 2006.
The last home built was 1304 Elderberry Place by Weston Homes.
Architectural styles include Cape Cod, colonial, and traditional. Construction materials consist of wood, brick, and stone.
Home sites range in size from 1.3 to 4.8 acres.
Home sizes range from 3 bedrooms/2 full baths to 5 bedrooms/6.5 baths and from 2,700 to 6,680 finished square feet
Builders of Walnut Hills Charlottesville were Gaffney Homes, Robert Hauser Homes (the Pendelton model), and Weston Homes (the Georgia model, the Clifton model).
Note – Only ONE home has sold since Jan 2016! And that was at 1155 Grove Park Lane for $970,000.

Walnut Hill HOA fees as of 2022 are $663 paid quarterly and a $50 Association Setup/Transfer Fee.
HOA fees cover area maintenance, the clubhouse, the master insurance policy, the pool, snow removal, the tennis court, and trash pickup.
The HOA is managed by Real Properties.
Albemarle County Public Schools serve Walnut Hills Charlottesville VA with Broadus Wood Elementary, Journey Middle School, and Albemarle High School.
Location: 2 minutes from the Charlottesville Airport (CHO), 5 mins to Hollymead Town Center (Target, Harris Teeter, Bonefish Grill, Starbucks, an ABC Store, and plenty more!), and 10 mins to NGIC/DIA.
Directions: From Hydraulic Rd, turn left at “The Rock Store” onto Earlysville Road VSH 743 and go past the airport roundabout at Dickerson Rd. Continue on Earlysville Road towards Earlysville. Right into Walnut Hill.
My thoughts. Walnut Hills is one of the best neighborhoods in Charlottesville and one of the best Charlottesville suburbs. It’s also one of two Charlottesville gated communities (Keswick Estates being the other). I give the Walnut Hills neighborhood a 9 out of 10.
Why not a 10? Because it is too close to Charlottesville Airport and Avionics Specialties, a hazardous waste cleanup site.
