Avinity Charlottesville are NOT luxury townhomes
But they serve a need and are attractive. Avinity Charlottesville (known as Avinity Estates) is a Craig Builders & Stanley Martin Homes development offering 102 affordable Charlottesville townhomes including villa-style townhomes, with optional rooftop terraces, attached 1-2 car garages, and main floor living.

Avinity was developed between 2012-2021.
Theses new Charlottesville townhomes range in size from 2 to 6 bedrooms and 2.5 to 5 baths.
Craig Builders and Stanley Martin Homes designed their new Charlottesville townhomes with Green Living standards and materials and wonderful views of Carter Mountain from your private rooftop deck (as long as it’s facing south and not behind other neighbors).
Most Avinity townhomes in Charlottesville are 3 levels with master bedrooms on the top floor with open, sunlight floor plans on the main floor.
Many of the bottom levels include 4th bedrooms or oversized rec rooms with walk-out access to shared yard spaces.
Avinity Estates amenities include a kiddo playground, a community clubhouse, a dog park, a workout area & full gym.
Note: New sidewalks have been laid and you can now walk along Avon Street without getting run over!
Avinity Charlottesville HOA fees are $100 a month with a $50 association setup or transfer fee. Much of the outdoor spaces are maintained by the community HOA.
Location: Southside area of Charlottesville along Avon Street. 3 minutes to 5th Street Station and Wegmans, Dicks Sporting Goods, and Alamo movie theater. 4 miles to Historic Downtown Mall, UVA Hospital & UVA Grounds.
Directions: From downtown head towards Avon St Extended; Entrance to Avinity is on left just after Mountain View Elementary School;
Note – There is a pending plan for an apartment complex of 24 units in two buildings that would not be taller than three stories.
Note – The Avon Street Extended corridor has attracted several large projects, including 130 potential units at Galaxie Farm and up to 400 in the first phase of the Southwood Mobile Home Park redevelopment.

My Thoughts – Avinity Charlottesville offers attractive Charlottesville townhomes in a growing area outside of the city of Charlottesville.
I like the effect of the Avinity townhomes descending down the hillside with lovely Carter Mountain views.
But, boy oh boy this area is becoming totally developed into one massive subdivision. But as Charlottesville becomes more popular every year there needs to be enough housing. “Hey, but not in my backyard!” howl the opposers of these new developments.
I give Avinity Estates Charlottesville VA a 7 out of 10.
Why not a 10?
Quantity vs quality plays a factor. Also, there’s not enough green space. What are your thoughts?
