Downtown Charlottesville homes for sale are highly sought after! Sorry to say but it’s true. So there are hardly ever more than two homes for sale in Downtown Charlottesville. Why? Because living in downtown Charlottesville is hip and urbane and out of the 6-7 Downtown Charlottesville condos for sale, maybe ONE will come on the market every 3 months. And maybe a single family home once every 6-8 months.

Downtown Charlottesville is also known as North Downtown

So homes for sale in North Downtown Charlottesville VA are ‘the same’ as living on/near the historic downtown Mall.

The historic Downtown Mall is the center of Downtown North.

Just off the Downtown Mall here is the main Charlottesville public library (which has free Wi-Fi), the Albemarle -Charlottesville Historical Society, the only Jewish temple in town, a Catholic church, a Greek Orthodox church, and three private schools, Charlottesville Day, Renaissance, and Village School.

The famous McGuffey Art Center is also only a short walk off the Mall.

North Downtown is also home to City Hall and all the courts including Federal, city, and county circuit courts, city and county district courts, and juvenile court.

There are a lot of lawyers around here!

Charlottesville’s Court Square was the center of everything in colonial times including the slave auction block and hangings.

Many original buildings still stand and date back to the 18th century.

Court Square was the site of Jack Jouett’s famous ride from Louisa County (a 35 minute drive from the east) to the Charlottesville Court House to save Thomas Jefferson from captivity by general Banastre Tarleton and the British during the American Revolution. His ride though never taught anywhere outside of Virginia was more important than Paul Revere’s.

The Swan Tavern now a private club was once owned by Jack Jouett’s father.

The North Downtown neighborhood is pedestrian-oriented and most people walk and bike. It is the 2nd most walkable neighborhood other than UVA.

The Downtown Charlottesville homes are the most sought-after in the city of Charlottesville however there are no single-family homes directly on the Downtown Mall. There are on occasion condos for sale in downtown Charlottesville. As for townhomes? Very few.

Living on the Downtown Mall is like living along New York’s Madison Avenue minus the automobiles and being only 8 blocks long. It is one of the longest pedestrian malls in America.

Once known as Main Street, its 8 blocks of retail stores, art galleries, coffee shops, and restaurants were converted into a pedestrian mall in 1976.

Today both sides of the Downtown Mall are lined with 110 retail stores and 21 restaurants and outdoor cafes.

Is Crozet VA a good place to live?

You better believe it. It has everything…but the prices are getting nutty thanks to big builders mass-producing homes like Stanley Martin Homes Crozet VA.

Crozet is located at the base of the majestic Blue Ridge Mountains in Western Albemarle County 18 mins from the city of Charlottesville. The views are spectacular!

Crozet borders the Shenandoah National Park and offers wonderful hiking and mountain biking.

The ancient Blue Ridge Mountains surround the entire valley so everywhere you look you’ll see pastoral, verdant farms and the bluest of mountains.

Crozet New Homes

Crozet new homes are built with majestic views in mind. Most offer exceptional views of the ancient Blue Ridge Mountains which are only minutes from town by hike, bike, or car. 

As of 2022, there are only 3 communities that are building Crozet new homes. They are Glenbrook at Parkside, Old Trail, and Glenbrook at Foothill Crossing.

Glenbrook at Parkside

The Glenbrook at Parkside are 2-car garage, first-floor townhomes. The rooms are 3-4 bedrooms and 2.5-3.5 baths. There are to be 22 Crozet townhouses built.

Glenbrook at Parkside is a Stanley Martin Homes development and they give them the sexy name of calling them ‘villas’. The villas are ideally located in Crozet however, the lots are ONLY .o7 of an acre. This is tiny and rest assured you will hear your neighbors all the time! I hate this when a developer maximizes their profit in a selfish way. This comes out to $6,066,642.86 per acre!!!

As of Fall 2022, the highest SOLD price for a 3-bedroom, 2.5 bath is $513,565. The median price SOLD is $478,707, and the lowest price paid so far is $444,933.

There are only 2 4-bedroom, 3.5-bath Crozet townhomes for sale. And both are pending. So we have no sold pricing. The highest price asked is $577,879; the median of the two is $554,428, and the lowest is $530,978.

Glenbrook at Parkside fees are as follows: Association Setup / Transfer Fees $809 (so to sell your home it will cost you $809. I have never seen such a high price).

Glenbrook at Parkside’s HOA fee is $125 monthly or $1500 annually. Amenities? None are provided by Stanley Martin Homes, however, they are within Claudius Crozet Park so homeowners have access to the new gym, pool, and sports fields. Location 38.065215, -78.692159. My thought? Glenbrook at Parkside is a rip-off.

Glenbrook at Foothill Crossing

Glenbrook at Foothill Crossing offers single-family, new homes in Crozet, VA. 91 are 3 -bedroom, 2.5-bath new Crozet homes. The development is owned by Stanley Martin Homes who seems to be trying to take over this area of Western Albemarle with their Crozet new homes and communities. The homes are built on a petty .11 of an acre so again, there is very little privacy.

As of Fall 2022, there are 91 new homes for sale in Crozet at Glenbrook at Foothill Crossing. Not all are sold…The highest SOLD price for a 3-bedroom, 2.5 bath is $670,408. The median SOLD price is $438,315, and the lowest SOLD price is $348,400.

There are 46 4-bedroom, 2.5 to 3.5-bath Crozet new homes. The highest price SOLD is $763,975; the median SOLD price was $541,806, and the lowest SOLD was $432,552.

Glenbrook at Foothill Crossing description: Earth-friendly, farmhouse-style, Crozet new home with 4 bedrooms, a generously sized kitchen with a walk-in pantry and a drop zone from the garage. The second floor offers an owners suite with a huge walk-in closet and bath with an oversized shower. 2 additional guest bedrooms, an office, a large hall bath, and a spacious laundry room. Other features include 2×6 exterior walls, R-21 insulation, energy-efficient windows, stunning exterior elevations, oak stairs, wood shelving, tankless water heater, and energy-efficient HVAC.

Glenbrook at Foothill Crossing fees are as follows: Association Setup / Transfer Fees $50.

HOA fee is $225 quarterly or $900 annually.

Old Trail Homes For Sale

Old Trail is also located in Crozet. Old Trail Crozet is a large multi-use subdivision offering every amenity including a fabulous public golf course.

There are both single family and townhomes for sale in Old Trail

As of Fall, 2022, there are 10 single family homes for sale in Old Trail of which 5 are already under contract.  All are 4 bedrooms and bathrooms range from 3-4.5.

Not all are sold…The highest LIST price for a 4-bedroom, 4-bath Old Trail home is $1,250,000. The median LIST price is $723,461, and the lowest LIST price is $638,301.

The most common lot size is .17 of an acre which comes out to a price per acre of $7,352,941. Wow!

There are 4 new home builders in Old Trail.

Greenwood Homes Crozet VA, Craig Builders, Arcadia Homes, and Stanley Martin Homes.

Craig Builders are known for their ‘Currituck Breezeway’ home with a detached 2-car garage. It is one-level living in desirable Old Trail Village. The home offers 4 bedrooms/3 full baths with a spacious, private owner’s suite, upgraded kitchen with oversized pantry, cathedral ceiling, abundant windows, and natural light. About Old Trail

The ACAC Fitness & Wellness Center is open in Old Trail and offers a fine workout facility including yoga.

Western Albemarle High School is across the street and school buses drop the kids off there.

Who buys Crozet homes? 

Mostly young families and doctors who work at the University of Virginia and downtown Charlottesville. The commute to Charlottesville is a straight shot and effortless.

Interstate 64 goes by Crozet and offers an on/off ramp for easy access east to Charlottesville, Richmond, and west to the Shenandoah Valley.

While Old Trail is the largest development, there are many other wonderful Crozet new homes to be found in Old Trail Creek V, Western Ridge, The Highlands, Grayrock, Bargamin Park, Le Parc, Chesterfield Landing, Browns Cove, Crozet Crossing, Fairhill Mountain Estates, Forest Glen, Wickham Pond, Glenbrook at Foothills, Pleasant Green, and Westlake at Foothills.

Old Trail is Albemarle County’s biggest development and offers the newest Crozet homes. About 87% of the planned Old Trail homes are complete. Old Trail Golf is a major plus.

If you purchase an Old Trail home you also will have access to their Olympic-sized pool and numerous walking trails.

The majority of Crozet’s new homes have 3-4 bedrooms and 2.5 baths and sit on a .25 acre lot.

The Grayrock and Western Ridge subdivisions are my favorite ‘affordable’ Crozet homes.

I feel the Western Albemarle School District is one of the best in Virginia. The elementary schools are Brownsville & Crozet Elementary; the middle school is Henley Middle School and then Western Albemarle High School.

The Miller School is wonderful. It was built in 1873 and is a historic, family-oriented, private boarding school located just south of Crozet.

Crozet is tiny but it is a happening place. The biggest employer is MusicToday.com which handles most of the merchandising for many of the rock bands in the world including the Rolling Stones and Dave Mathews Band (who also live here!).

There are coffee shops and 5 restaurants in this tiny hamlet. There is a fabulous new public library and two, clean parks including a swimming pool in Claudius Crozet Park.

The Crozet Park Pool features an 8-lane, 25-meter outdoor swimming pool with a zero-depth entry area.

Nearby are numerous soccer fields managed by SOCCA (Charlottesville’s well-run soccer association), little league baseball fields.

Mint Springs (a public fishing lake), mountains for hiking, peach and apple orchards, and alas a Dairy Queen.

There are many farms in Crozet including the fabulous King Family Vineyard which offers polo matches on Sunday.

Other Crozet vineyards include Stinson Vineyards, Septenary Winery, Pollak Vineyards, Knight’s Gambit Vineyards, Grace Estate Winery, Glasshouse, White Hall Vineyards, and Pippin Hill.

Crozet breweries include Starr Hill and Pro Re Nata.

Crozet homes are highly desired by young families because of the superb public schools. The air is fresh and you’ll hear the moos of dairy and beef cows at dawn and dusk in this bucolic, verdant valley of Western Albemarle.

Recently Sold Homes Crozet VA

Since August 1st, 2022 there are 99 recently sold homes in Crozet. 60% of the above 99 homes are pending which means they are under contract and have not closed yet. Crozet Real Estate Market

As of Fall, 2022, the Crozet real estate market is very strong and still booming. People move here for the fabulous public schools, the spectacular scenery, and the close proximity to Charlottesville (20 mins).

Crozet History

Crozet, Virginia was named for Claudius Crozet, Napoleon Bonaparte’s chief engineer.

When Napoleon was defeated at the battle of Waterloo and banished to Elba, the United States contacted him about heading the fledgling Army Corps of Engineers.

Crozet agreed and the rest is history.

Crozet engineered the numerous tunnels through the Blue Ridge and Alleghany Mountains opening up the Shenandoah and Ohio Valley to new settlements.

Today, Crozet is known across America for its sweet peaches and tasty apples. The Albemarle Pippin originated here and was the favorite apple of King George III.

What I like about Crozet living. it’s extremely family-oriented; the schools are excellent and all schools are located in Crozet. So easy for moms!

The location is spectacular and it’s a safe place to live.
