If you are looking for homes for sale near UVA, then here’s how you want to begin your search.
Decide if you want to live within the Charlottesville city limits or out in the nearby countryside of Albemarle County.
Many people who move to Charlottesville immediately look for homes near University of Virginia in the city; whereas a simple 15-18 minute drive west of the University puts you in Ivy and Crozet which are very popular for young families.
Second, if you have kids, learn more about the school districts.
I think Western Albemarle is the best but only because my kids attended those schools (Meriwether Lewis, Henley Middle School, and Western Albemarle High. They also attended St Anne’s Belfield for a few years).
Third, drive the neighborhoods and see if one is better than another.

The further west you go, the more the homes near University of Virginia are expensive.
The further east you go and homes for sale near University of Virginia are more affordable (as you get closer to downtown Charlottesville).
North & South of UVA and the houses for sale near University of Virginia are median-priced $500-900,000.
So now you have to decide whether you want a condo, single-family home, or townhome.
