Kenridge Charlottesville sits on the grounds of the circa 1920s Kenridge Estate.

Kenridge’s townhomes range in size from 2 bedrooms/2 baths to 5 bedrooms/5.5 baths and offer tree-lined streets, stately brick homes, and sidewalks.

There have been 0 sales since 2021.

However, in 2020 there were 11 townhome sales.

The highest price paid was $872,000, the lowest price paid was $733,000, and the median price was $793,000.

Kenridge Charlottesville VA was developed from 2007-2020 by three builders.

The builders were Ryan Homes (2007-2011), Craig Builders (2009-2017), and Cannon Properties (2018-2019).

The first townhome built in Kenridge was Ryan Homes’ 824 Colridge Drive which was sold for $783,247 in Nov 2007.

And the last townhome was built by Cannon Properties at 657 Eight Woods Lane and sold for $872,250 in Feb 2021.

Cannon Property’s townhouse description: stunning 3-story 3,000+ sq ft brick townhouse complete with elevator and 1-car garage. Featuring four bedrooms and 3 1/2 baths. Features include a three-zone HVAC system, natural gas heat, a large chef’s kitchen with a gas range, a wet bar, a wine fridge, an in-cabinet pantry system, a gas fireplace, generously-sized rooms, and excellent closet/storage space. Terrace level in-law suite includes family room with efficiency kitchen, separate bedroom with en suite bath, private patio, and interior and exterior access. An abundance of windows throughout, all with custom blinds. The driveway fits 2 cars, plus on-street parking.

The Villas at Kenridge by Ryan Homes is described as a beautiful English garden villa with lots of upgrades. First-floor master bedroom, 9′ ceilings, hardwood floors, state-of-the-art kitchen, and office/study on the first floor. Breakfast area with lots of windows and access to large deck, which overlooks lovely landscaped & private backyard. Irrigation system and invisible fence installed.

The Stonehurst by Ryan Homes offers unique 3-bedroom English garden villas featuring first-floor living. Carefully selected architectural features allow for a low-maintenance lifestyle. Four-sided brick exterior, enhanced with copper gutters and maintenance-free synthetic slate roofing. 

The villas offered in Kenridge also offer stone accent walls, manicured English boxwood gardens, exposed aggregate driveway, brick exterior, mahogany storm door, hardwood and tile flooring, stainless steel appliances, a security system, finished terrace level, sunroom, and a spacious back deck with views overlooking Farmington Golf Course.

In 2011, Craig Builders began selling their Kenridge Townes (townhomes).

Kenridge Townes offers first-floor living with standard features: Olde Virginia Brick, synthetic slate roofs, 2×6 exterior walls, hardwood floors, granite countertops, stainless steel appliances, two natural gas fireplaces, an elevator, and a spacious rear deck.

Then in 2011, Craig Builders introduced their Villa III and offered first-floor living with wonderful views.

The Villa III offers a wood molded ‘Olde Virginia Brick’ exterior, hardwood and tile flooring, high ceilings, granite countertops, stainless steel appliances, a walk-in and butler’s pantry, crown molding, and natural gas, log fireplace.

Kenridge Charlottesville HOA fees cover area maintenance, road maintenance, snow removal, and trash pickup

Albemarle County Public Schools serve Kenridge Charlottesville with Murray Elementary, Henley Middle, and Western Albemarle Schools.

Directions: West on Ivy Road/Route 250. The entrance to Kenridge is on the right directly across the road from Birdwood Golf Course.

My thoughts. Kenridge is ideally located and a wonderful townhouse community. The median cost of a townhome is $793,000, so these homes are not cheap.

Also, as there were 3 builders involved, I would only buy a Craig Builders or Cannon Property townhome since I am not fond of Ryan Homes. I give Kendridge an 8 out of 10. Why not a 10? There are no amenities.
