Many houses for sale in West Leigh Charlottesville VA offer views of rolling countryside with distant Blue Ridge and Ragged Mountain views; while others are surrounded by mature hardwoods consisting of mostly oak and poplar trees.

The luckiest ones have serene views of Clover Lake (see map below). And yes there is fishing at Clover Lake.

The oldest home in West Leigh was built in 1923 and the newest was built in 2019 at 2225 Cornwall Rd (it sold for $799,900).

Note – There are numerous one-level homes.

Note – There are only a few new houses in West Leigh, but don’t let that depress you. The neighborhood makes up for it in charm and beauty.

Note – Be sure to have your well checked before you buy. There were problems with wells drying up in the drought of 2002.

Local builders here are Randolph Bibb, Dobson Homes, European Homes, and Peak Builders.

HOA fees are $150 paid annually, with a $200 association setup/transfer fee, and a $600 annual road maintenance fee.

Albemarle County Public Schools that serve West Leigh are Ivy Elementary (changed recently from Meriwether Lewis), Henley Middle, and Western Albemarle High.

Nearby private schools are St Anne’s-Belfield and the Miller School.

Location – West Leigh is located in Ivy VA off Rt 250 West and 11 mins. to UVA.

Directions – Rt. 250 West, Turn Right into West Leigh Subdivision, and follow West Leigh Drive.

My thoughts – Although most of the homes are 50 years old, the West Leigh neighborhood is one of my favorites.

I give the West Leigh neighborhood an 8 out of 10. Why not a 10? The homes are old and will need upgrading and repairs (although many have been renovated). And there are no amenities.

But, don’t let that get you down, if you see a home that looks great then purchase it! Home values will only go up and the public schools are the best around.
