Pricing Trends

Charlottesville experienced significant price declines for the third consecutive quarter. The median home price dropped to $481,000, representing an 18% decrease from last year, a substantial $104,000 reduction.

Market Volume

The sharp price decline resulted in lower sold dollar volume of $55.0 million, down 17% from a year ago, representing a $10.9 million decrease.

Inventory & Market Pace

Active listings jumped 53% to 110 properties at quarter’s end, adding 38 more listings than the previous year. Homes are taking considerably longer to sell, with median days on market reaching 20 days, 13 days longer than last year.


Albemarle County

Sales Activity

Sales declined for the third straight quarter with 395 transactions, down 2% from the previous year, a loss of 8 sales.

Pricing Trends

The median sales price fell 5% to $536,000, a decrease of $26,000 from last year.

Market Volume

Despite fewer sales and lower prices, sold dollar volume increased to $286.7 million, up 3% or $7.4 million from the previous year.

Inventory & Market Pace

Active listings surged 34% to 423 properties at quarter’s end, representing 108 additional listings compared to last year.

The median days on market increased significantly to 19 days, up 12 days from a year earlier.

As your Charlottesville luxury home buyer’s broker, I wanted to take a moment to explain some important changes that are happening in our industry that may impact how my compensation is handled.

Traditionally, the seller paid the commission for both their listing agent and the buyer’s agent. The amount was set by the listing broker and offered to buyer’s agents through the Multiple Listing Service (MLS).

However, due to a recent settlement, as of mid-July 2024, the Charlottesville MLS will no longer include that cooperative compensation information. This means we’ll need to have a conversation upfront about your options for compensating me as your buyer’s agent.

Here’s what you need to know:

– Before we start touring homes, I’ll need you to sign a Buyer Brokerage Agreement that specifies what you agree to pay me for my services. You’ll be responsible for paying any portion of my compensation that isn’t covered by the listing broker or seller. However!!!!! I have a strong feeling that the listing agents in our small Charlottesville MLS will be offering a satisfactory commission to a buyer’s broker and…it will not cost you any dime.

– You have the right to ask the seller, through your purchase offer, to pay some or all of my compensation. I can advise you on this option, but it will be your decision. I’ll continue to represent your best interests regardless.

– At this time, my compensation can’t be financed as part of your mortgage. Organizations are seeking to change this, but for now, it will need to be handled separately.
