The Rugby Neighborhood

Note – These homes include Rugby, Rugby Heights, Rugby Hills, and Rugby Place. 28 homes in these neighborhoods have sold since May of 2024. The median price was $850,000.

The Rugby Charlottesville neighborhood consists of 11 streets: Edgewood Lane, Fendall Terrace, Field Road, Old Farm Road, Rosser Lane, Rugby Road, University Circle, Wayside Place, Westview Road, Westwood Road, and Winston Road.

Rugby Heights in Charlottesville is located on the east side of Dairy Road, near Greenleaf Road. It’s characterized by smaller, closely packed homes, and it’s known as a place where many rent houses. Specifically, it’s situated as you approach Greenleaf Road from the Dairy Road area.

Barracks Rugby neighborhood Charlottesville homes are made up of many smaller, tight-knit communities with numerous narrow residential lanes winding through the neighborhood, giving one a good glimpse of the lovely landscaping surrounding many of these pre-war brick homes.

Note – The Barracks Rugby neighborhood is called that because it is the name of the two major streets.

The Barracks Rugby neighborhood is .8 square miles and has a population as of 2025 of 2,700 who own and live in mostly single-family homes.

Rugby Road begins at the University of Virginia and continues through the middle of the UVA, ending at the Rose Hill neighborhood.

The Rugby Road neighborhood is highly sought after by UVA teachers due to its close proximity to the University’s main grounds.

Note – It’s also where the majority of UVA frat and sorority houses are.

The Rugby neighborhood is idyllically located southwest of the Charlottesville Historic Downtown Mall and west of UVA. Both mins away, however, UVA is closer and within walking distance or half a mile.

Past sales of luxury homes in this neighborhood had a median sales price of $1,250,000.

6 luxury homes in the Rugby neighborhood have sold in 2025. So it is a popular neighborhood.

The majority of luxury homes have 3-5 bedrooms and 2.5-5.5 baths.

95% of the luxury homes were built between the 1930-1970 but have been significantly and tastefully renovated.

There are no HOA fees as Rugby is a neighborhood and not a subdivision.

Charlottesville Public Schools that serve the Rugby neighborhood are Venable Elementary, Walker & Buford Middle, and Charlottesville High.

My thoughts: There are very few new homes in the Rugby area and that’s a good thing. This is old Charlottesville. Homeowners can do what they want and have pools and exquisite gardens. The Rugby Road neighborhood scores a 10 out of 10.

The Barracks Road Neighborhood

The Barracks Road neighborhood was named for the nearby army barracks that housed captured Hessian mercenaries who were fighting with the British during the American Revolution.

The Barracks Road neighborhood is not similar to the Rugby Rd neighborhood.

The Barracks Road neighborhood is more affordable.

The Barracks Road neighborhood begins where Preston Ave ends and continues northwest out of the city of Charlottesville crossing both Rt 29 & Rt 250 into Albemarle County until it changes to Garth Road.

Note – As Barracks Road moves into Albemarle County, many of the newer homes are priced over $750,000 and offer spectacular views of the Blue Ridge Mountains.

The Barracks Rd neighborhood of Albemarle County is literally minutes from the chic Barracks Road Shopping Center.

The average home price of a decently upgraded, single-family home in both Hessian Hills and Canterbury Hills is $387,000.

Note – The most popular Barracks Road neighborhoods are Canterbury Hills, Hessian Hills condos (popular with UVA graduate students) Out of Bounds villa/townhomes, and Huntwood townhomes (popular with young first-time homebuyers).

The Hessian Hills condominium community is located .25 of a mile from Barracks Road Shopping.

Canterbury Hills is located across the street.
