My thoughts – I like the Huntley neighborhood. What it lacks in amenities is made up of cheerful homes and a friendly family community. It’s great to know that both Azalea Park (basketball, dog park, double playground, and baseball ballparks) and Fry’s Springs Swim Club are a few minutes walk away. I give Huntley a 9 out of 10. Why not a 10? The lots are sloping.

Discovering Huntley: Single-Family Homes Near UVA
By Toby Beavers, Charlottesville Realtor specializing in new construction since 2003
After two decades of helping families find their dream homes in Charlottesville, I’ve witnessed this remarkable city evolve from a charming university town into one of Virginia’s most sought-after real estate markets. Throughout my career, few neighborhoods have captured my attention quite like Huntley—a development that perfectly embodies the sophisticated living that today’s discerning buyers crave while maintaining the historic charm that makes Charlottesville so special.
The Huntley Story: Where History Meets Modern Living
When prospective buyers ask me about homes in Huntley Charlottesville VA, I always begin with the neighborhood’s fascinating backstory. Built on 22 acres that were once part of the historic Huntley Hall estate, this thoughtfully planned community represents the perfect marriage of preservation and progress. The developers, recognizing the inherent beauty of the wooded Fry’s Spring Neighborhood, dedicated seven of those 22 acres to preserved open space, creating trails along the forested creek bed that give residents a sense of living in a natural sanctuary just minutes from the University of Virginia.
What strikes me most about Huntley neighborhood Charlottesville real estate is how the builders approached this project with reverence for the land’s history while meeting the demands of contemporary homebuyers. The 110 home sites are strategically positioned to hug the steep slopes and overlook the forested floodplain below, creating a sense of privacy and tranquility that’s increasingly rare in urban developments.
Architectural Excellence in Every Home
In my years specializing in new construction, I’ve developed an eye for quality craftsmanship, and the Huntley Charlottesville houses consistently impress both me and my clients. The development showcases a unique blend of architectural styles that prevents the cookie-cutter appearance plaguing many modern subdivisions. You’ll find colorful, stylish homes featuring modern designs alongside craftsman-style residences and traditional architecture—each thoughtfully designed to complement the natural landscape.
The craftsman-style homes, in particular, represent some of the finest examples of this architectural movement I’ve encountered in the Charlottesville market. These residences feature the signature wide front porches, exposed rafter tails, and natural materials that define the Arts & Crafts aesthetic, while incorporating modern conveniences that today’s families require. Spacious living areas flow seamlessly from room to room, creating the open-concept floor plans that have become essential in contemporary home design.
What sets these homes apart from other new construction in the area is the attention to detail. From the carefully selected exterior materials that harmonize with the wooded setting to the thoughtful interior layouts that maximize both natural light and privacy, every aspect of these homes reflects a commitment to quality that I rarely see in today’s rapid-build market.
Why Huntley Ranks Among the Best Neighborhoods in Charlottesville VA Near UVA
Location remains the cornerstone of real estate value, and Huntley’s position delivers unparalleled access to everything that makes Charlottesville desirable. Situated just steps from the University of Virginia and the heart of downtown, residents enjoy the rare luxury of urban convenience without sacrificing the peaceful residential atmosphere that families seek.
For UVA faculty, staff, and graduate students, the proximity to campus represents more than just a short commute—it’s the difference between being part of the university community and simply working there. I’ve helped numerous professors and administrators find homes in this area, and they consistently tell me that living in Huntley allows them to fully engage with campus life while maintaining the professional atmosphere appropriate for entertaining colleagues and hosting university events.
The neighborhood’s appeal extends far beyond its university connections. Young professionals working in Charlottesville’s thriving healthcare, technology, and government sectors find Huntley perfectly positioned for accessing major employment centers while offering easy connections to Interstate 64 for regional travel. The blend of residents—from young professionals to established families to empty nesters—creates a dynamic community atmosphere that many clients find appealing.
Current Market Dynamics and New Listings in Huntley Charlottesville
As someone who monitors new listings in Huntley Charlottesville daily, I can tell you that this neighborhood consistently demonstrates strong market performance. The limited inventory—remember, there are only 110 total home sites—means that properties here maintain their value exceptionally well. When homes do come on the market, they typically attract multiple offers, often selling above asking price.
The diverse architectural styles and varying lot sizes mean that Huntley offers options for different budget ranges, though all represent the premium end of the Charlottesville market. Smaller craftsman-style homes might start in the mid-$600,000 range, while larger custom homes on premium lots can exceed $1.5 million. This range reflects the neighborhood’s position as a luxury community while still providing entry points for qualified buyers.
What I find particularly encouraging about the Huntley market is its stability. Unlike some neighborhoods that experience dramatic price swings, Huntley has shown consistent appreciation over the past several years. This stability stems from the combination of limited supply, desirable location, and the quality of construction that ensures these homes will remain attractive to future buyers.
The Lifestyle Advantage
Beyond the impressive homes and prime location, Huntley offers a lifestyle that resonates with today’s homebuyers. The preserved open space and walking trails provide residents with immediate access to nature—a amenity that’s proven invaluable, especially in recent years as people have prioritized outdoor recreation and mental health.
I often walk these trails with clients, and the transformation is remarkable. Within minutes of leaving their front door, residents find themselves surrounded by mature trees, listening to the creek’s gentle flow, completely removed from the bustling energy of the nearby university and downtown areas. These moments of tranquility, available just steps from home, represent a quality of life that many of my clients say they never knew they were missing until they experienced it.
The community’s design also fosters neighborly connections while respecting privacy. The varied lot sizes and thoughtful landscaping create intimate spaces where residents can enjoy their outdoor areas without feeling crowded, while the common trail system and open spaces provide natural gathering points for impromptu conversations and community building.
Investment Perspective
From an investment standpoint, Huntley represents one of the strongest opportunities in the Charlottesville market. The finite number of homes ensures scarcity, while the neighborhood’s proximity to UVA provides a built-in demand base that will persist regardless of broader economic conditions. Universities, particularly prestigious institutions like UVA, create stable employment and ongoing housing demand that supports long-term property values.
I’ve tracked property appreciation in Huntley since the development’s early phases, and the consistent upward trajectory impresses even seasoned investors. The combination of new construction quality, desirable location, and limited supply creates the perfect storm for sustained value growth.
For buyers considering Huntley as a long-term investment, the neighborhood’s appeal to both owner-occupants and high-quality tenants (should you choose to rent) provides flexibility that’s increasingly valuable in today’s dynamic economy. The proximity to UVA makes these homes attractive to visiting faculty, sabbatical scholars, and other university-affiliated professionals who require temporary but high-quality housing.
Navigating the Huntley Market
Given Huntley’s popularity and limited inventory, successful home buying in this neighborhood requires strategic thinking and quick decision-making. Properties here often sell within days of listing, sometimes with multiple offers above asking price. Having represented both buyers and sellers in Huntley, I’ve learned that preparation and local expertise make the difference between success and disappointment.
For serious buyers, I recommend obtaining mortgage pre-approval and being prepared to act quickly when the right property becomes available. The most successful transactions I’ve facilitated in Huntley involved buyers who had clearly defined their priorities, understood the local market dynamics, and were prepared to make competitive offers without extensive negotiation periods.
The Future of Huntley
Looking ahead, I expect Huntley to continue appreciating at rates that outpace the broader Charlottesville market. The combination of finite supply, growing demand for quality housing near UVA, and the neighborhood’s established reputation positions it well for continued success.
Recent trends in remote work and lifestyle prioritization have only strengthened Huntley’s appeal. As more professionals gain flexibility in their work arrangements, the appeal of living in a neighborhood that offers both urban conveniences and natural beauty becomes even more compelling. The trail system, mature landscaping, and thoughtful community design align perfectly with contemporary lifestyle preferences.
Additionally, Charlottesville’s continued growth as a regional center for healthcare, technology, and education ensures ongoing demand for premium housing in established neighborhoods. Huntley’s position among the best neighborhoods in Charlottesville VA near UVA makes it a natural choice for the types of professionals who drive this growth.
Making Your Move to Huntley
For families and individuals considering homes in Huntley Charlottesville VA, I always emphasize the importance of experiencing the neighborhood beyond just viewing properties. Spend time walking the trails, drive through at different times of day, and imagine your daily routine within this community. The intangible qualities—the morning coffee on your craftsman-style front porch, the evening walks along the creek, the five-minute drive to campus or downtown—often matter more than any specific feature of the house itself.
Huntley represents more than just another real estate opportunity; it’s a chance to join a thoughtfully planned community that honors Charlottesville’s past while embracing its future. Whether you’re a young professional establishing roots, a growing family seeking the perfect neighborhood, or empty nesters looking to downsize without compromising on quality, Huntley offers the combination of location, lifestyle, and long-term value that defines exceptional real estate investment.
After more than twenty years in this business, I can confidently say that neighborhoods like Huntley don’t come along often. The combination of limited supply, premium location, quality construction, and lifestyle amenities creates opportunities that smart buyers recognize and act upon quickly. For those ready to join this exceptional community, the time to explore Huntley neighborhood Charlottesville real estate is now.
