My thoughts – Landford Farms and Ivy Estates are located in Ivy so you are getting the Western Albemarle School District which is a major plus if you have kids. The property is attractive and bucolic to look at. What I don’t like about these subdivisions is the CLOSE proximity to I-64 which runs parallel to the community. In winter you can hear the noise and this definitely can take away any of the peace and quiet you seek.

Plus, I would be a bit nervous about crime since it’s so easily accessible off the interstate and a Rest Stop. Drive out and listen for yourself. I say look elsewhere if you can afford it. The noise will always be a big negative when you resell your home.
