Mill Creek is popular with UVa professors and staff as homes are near the University of Virginia University. My favorite time of year is Fall when the spectacular trees are in a full autumn color that coincides with the amazing leaf colors with warm, morning sunrises. I give Mill Creek Charlottesville an 8 out of 10. Why not a 10? It’s getting old and being surrounded by woodlands, there is mold on the exterior of the homes.

The location is also a bit tough to get to BUT recently made much easier with the new 5th Street Extension.

Discovering Mill Creek: A Local Realtor’s Deep Dive into One of Charlottesville’s Best-Kept Secrets

Hello, I’m Toby Beavers, and I’ve had the honor of helping clients buy and sell homes in Charlottesville since 2003. Among the many neighborhoods that make up our vibrant city, few capture the hearts of homeowners like the Mill Creek neighborhood Charlottesville offers. I’ve been your go-to Mill Creek Charlottesville realtor for over two decades, and in that time, I’ve witnessed firsthand how this quiet, wooded community has evolved into one of the most desirable places to live in Albemarle County.

In this article, I’ll walk you through the fascinating history of Mill Creek, explain what makes it such a unique and sought-after neighborhood, and offer expert insights into the Mill Creek Charlottesville housing market.

Whether you’re searching for Mill Creek homes for sale Charlottesville VA, or simply curious about this hidden gem, you’re in the right place.

A Brief History of Mill Creek: Charlottesville’s Wooded Oasis

The Mill Creek neighborhood Charlottesville residents now know and love began taking shape in the late 1980s. Developers saw an opportunity to create a community that blended the beauty of nature with modern, accessible living just minutes from downtown Charlottesville.

Construction officially began in the early 1990s with what is now referred to as Mill Creek.

This original phase features charming single-family homes nestled among mature hardwoods, winding roads, and rolling hills. These homes were designed with variety in mind—ranging from cozy 2-bedroom cottages to spacious 4-bedroom family homes.

Following the success of the initial Mill Creek neighborhood, Mill Creek South was developed in the mid-to-late 1990s. It maintained the same peaceful, forested character, but offered newer layouts and slightly larger homes.

Today, both neighborhoods together are commonly referred to under the umbrella of Mill Creek Charlottesville real estate.

By the early 2000s, Mill Creek Village homes Charlottesville added a townhome component to the mix, offering an even more affordable entry point into the neighborhood without compromising on views or location.

That development helped open up Mill Creek to young professionals, first-time homebuyers, and retirees alike.

Location, Location, Location

Let’s talk about what makes Mill Creek’s location so ideal.

Situated just off Avon Street Extended, Mill Creek offers a peaceful suburban vibe without sacrificing proximity to Charlottesville’s urban conveniences. The neighborhood is:

  • 10 minutes from the Downtown Mall

  • 12 minutes from the University of Virginia

  • 8 minutes to 5th Street Station (hello, Wegmans!)

  • 5 minutes to Monticello High School and Mountain View Elementary

Add in easy access to I-64 and scenic views of Carter Mountain, and you’ve got one of the most well-positioned neighborhoods in the region.

Despite this proximity, the moment you turn into the neighborhood, you’re met with a sense of tranquility that feels worlds away from the hustle and bustle.

The Mill Creek Charlottesville Housing Market: A 2025 Snapshot

As of mid-2025, the Mill Creek Charlottesville housing market continues to show strong demand. Why? A few reasons:

  1. Limited Inventory – Because homeowners tend to stay in the neighborhood long-term, listings are relatively scarce.

  2. Affordability – Compared to areas like Ivy, North Downtown, or the Rt. 29 corridor, Mill Creek offers tremendous value.

  3. Location and Lifestyle – You can’t replicate the combination of natural beauty, location, and community vibe elsewhere in Charlottesville at these prices.

Average Prices (2025)

Property Type Average Price Days on Market
Single-Family (Mill Creek) $495,000 8–12 days
Single-Family (Mill Creek South) $545,000 10–14 days
Townhomes (Mill Creek Village) $385,000 5–8 days

Multiple-offer scenarios are common, especially for updated homes with mountain views or those with basements. If you’re shopping for homes for sale in Mill Creek Charlottesville, it’s essential to work with an experienced local agent who can act quickly and negotiate smartly. That’s where I come in.

Who’s Moving to Mill Creek?

I’ve worked with a wide array of buyers over the years in Mill Creek:

  • Young families who appreciate the schools and safe, walkable streets

  • Retirees looking to downsize but stay near nature and amenities

  • UVA faculty and staff seeking a short commute

  • Remote professionals who want home offices with a view

  • First-time buyers who want more bang for their buck

The neighborhood attracts buyers from Northern Virginia, DC, and Richmond, but we also see many local move-ups and downsizers choosing to stay within the neighborhood due to its strong sense of community.

These shared spaces are canvases for gatherings, impromptu chats with neighbors, and a host of annual events like yard sales, Halloween parties, and Easter egg hunts that truly bring everyone together.

It’s a place where privacy is respected, with many homes set back from the road amidst mature trees, but where connection is actively encouraged.

Quality Construction: As I mentioned, Craig Builders’ signature craftsmanship is evident in every home in Mill Creek South. These homes were designed for durability and comfort, often featuring classic layouts that stand the test of time. Buyers appreciate the solid construction and the mature landscaping that has had decades to flourish, providing a sense of established beauty and privacy.

Amenities and Conveniences: While Mill Creek South itself offers wonderful internal amenities like its pond, playground, and trails, its location provides easy access to a wealth of external conveniences. The 5th Street Station Shopping Center, anchored by a large Wegmans, is just a stone’s throw away, making grocery runs and daily errands incredibly convenient. This area also boasts a variety of big-box stores, diverse dining options, and entertainment like the Alamo Drafthouse Cinema.

For those who love the outdoors, the Biscuit Run Trail is easily accessible, connecting residents to the shopping center and Azalea Park, which offers athletic facilities and further access to the extensive Rivanna Trail System.

Cale Elementary School, Leslie H. Walton Middle School, and Monticello High School. There are also excellent private school options nearby.

This makes Mill Creek South a very attractive option for those prioritizing quality education.

The Mill Creek South Real Estate Market: What the Numbers Tell Us

Now, let’s talk real estate specifics. As a savvy Charlottesville real estate agent, I rely on solid data to inform my clients. The Charlottesville Area Association of REALTORS (CAAR) provides invaluable insights into our local market. While CAAR’s public reports don’t drill down to a specific neighborhood like Mill Creek South for every metric, we can analyze the broader Charlottesville and Albemarle County trends, combined with specific recent sales in the neighborhood, to get a clear picture of the Mill Creek South real estate market in Q2 2025.

Overall CAAR Market Trends (Q2 2025 – April, May, June):

The CAAR Q2 2025 market report (based on available data, including May 2025 updates) indicates a robust, albeit adjusting, market.

Median Sales Price: For the broader CAAR region, the median home sales price in May 2025 was around $468,200, a modest increase of 3.2% year-over-year. In Charlottesville City specifically, the median sales price was about $485,000. Albemarle County, which includes Mill Creek South, saw an average sale price of $779,573 in Q1 2025 (latest available comprehensive data for the county), an 8.4% increase, and a median sale price of $550,000, indicating competitive pricing on properties.

Sales Activity: While regional sales activity saw a slight decrease (around 9% in May 2025 compared to last year), Charlottesville City actually experienced an increase in sales. This suggests that certain areas within the city, like well-established neighborhoods such as Mill Creek South, continue to see strong demand.

Inventory and Days on Market: Active listings across the CAAR footprint have seen a significant increase (around 32.4% in May 2025), moving towards a more balanced market. The median Days on Market (DOM) across the CAAR region was a swift 9 days in May 2025. In Albemarle County (Q1 2025), the average days on market dropped to 32 days, and the median was 7 days. This quick turnover suggests that well-priced homes are still selling rapidly. For desirable areas like Mill Creek South, homes often move even faster.
