My thoughts: If you want to live in the country and Ivy, then you want a peaceful environment. I’m not so sure Blue Springs Farm offers this since I-64 is so close. And, as trucks go both uphill and downhill, they will make a lot of noise. So do yourself a favor, and before adding a home in Blue Springs Farm to your list, drive over at night and listen to what you may hear. It’s also sad that this neighborhood has been stuck with 3 homes that are worth $400k when all the others are homes worth over a million.

Discovering Blue Springs Farm Charlottesville
Blue Springs Farm is a distinguished neighborhood nestled in Ivy, Virginia, a charming area west of Charlottesville. What immediately strikes prospective buyers about Blue Springs Farm Charlottesville properties is the generous scale of the lots. Homes here typically sit on expansive parcels ranging from 5 to 23 acres, providing a true sense of seclusion and space that is increasingly sought after.
This is not a cookie-cutter development. The homes within Blue Springs Farm are predominantly custom-built estates, reflecting a high standard of craftsmanship and a variety of architectural styles. You’ll find residences built by reputable builders such as MacMillan-Pace, Ridgeland, Shelter Associates, and Weather Hill Homes, each contributing to the unique character of the neighborhood. Many of these homes boast impressive features like gunite swimming pools, offering luxurious leisure right at your doorstep.
However, it’s worth noting, as a candid realtor, that there are a few properties in the Blue Springs neighborhood that, while part of the larger area, do not align with the typical luxury standard of Blue Springs Farm. These were generally spec homes built in the early 2000s on smaller, wooded lots, and typically fall into a much lower price range. It’s an important distinction to be aware of when exploring Blue Springs Farm homes for sale VA.
The Allure of Rural Living with Urban Reach
One of the primary advantages of Blue Springs Farm is its strategic location. Situated just off the I-64 exit, residents enjoy remarkably easy access to Charlottesville. For those who appreciate the outdoors, Blue Springs Farm offers walking trails, perfect for a leisurely stroll or an invigorating jog amidst nature. The community also includes a tennis court, adding another recreational amenity for residents.
The Blue Springs Farm neighborhood homes are served by the highly regarded Albemarle County Public Schools. Understanding the Market for Blue Springs Farm Homes for Sale
When it comes to Blue Springs Farm real estate in Charlottesville, we are typically discussing properties in the luxury market segment. Recent sales data indicate a median price for homes of around $2,042,500. It’s crucial to understand that this figure represents a median, and individual home prices can vary significantly based on factors such as lot size, home square footage, specific custom features, age of the home, and the extent of landscaping or amenities.
The inventory of Blue Springs Farm homes for sale tends to be limited due to the custom nature and large acreage of the properties. This exclusivity contributes to the consistent demand for homes in this sought-after community.
There is an annual HOA fee for Blue Springs Farm, which typically covers common area maintenance and the upkeep of the tennis court. This is a fairly modest fee, especially considering the amenities and the scale of the properties.
A Realtor’s Perspective: Considerations for Buyers
As an Albemarle County realtor with deep experience in this market, I always advise clients considering Blue Springs Farm to be thorough in their due diligence. While the proximity to I-64 offers excellent convenience, potential buyers should be mindful of possible road noise, especially if a property is situated closer to the interstate. My recommendation is always to visit a property at different times of day and night to truly assess the ambient sounds.
Despite this minor consideration, Blue Springs Farm remains a compelling choice for many. The sense of community among the residents, coupled with the privacy afforded by the large lots, creates an ideal environment for those seeking a high-quality lifestyle. The neighborhood’s established nature means mature landscaping and a settled feel, which adds to its appeal.
