Many buyers believe acreage automatically determines value.

It does not.

I have seen five-acre properties sell for substantially more than twenty-acre properties.

Because land quality matters far more than the number printed on the survey.

Questions I ask every buyer include:

  • Is it mostly wooded or open?
  • Does it offer mountain views?
  • Is there a year-round stream?
  • Can horses safely use the pasture?

  • Are there conservation easements?
  • Is future subdivision possible?
  • Will the land actually be enjoyable to maintain?

One of the most beautiful parcels I ever showed had breathtaking mountain views, but nearly every acre was too steep to use comfortably.

Another Keswick property had only six acres, yet every square foot was usable, gently rolling, and perfect for gardens, horses, and family gatherings.

On paper, the larger property looked like the better deal.

In reality, it was not even close.
