Both of these western Albemarle County towns, along with Free Union, offer a high quality of life, but they have very different personalities.

However, the lifestyle in Ivy is quite different from the lifestyle in Crozet.
Ivy is often described as the quiet, sophisticated sibling.

There is no downtown Ivy.
Instead, you have Duner’s Restaurant, a small post office, a wonderful garden center, a new veterinarian, and a chiropractor.
It is a place where privacy is a priority.
Ivy homes here are often tucked away on larger lots with mature trees.
One of the biggest draws for Ivy is the school system.
Families flock here specifically for the elementary schools.
Ivy is home to both Ivy Elementary and Murray Elementary.
Both of these schools have incredible reputations for academic excellence and strong community involvement.
Ivy is known for its traditional, high-performing environment, while Murray Elementary is a charter school that offers a unique, project-based learning approach.
Having two of the best elementary schools in the state in one small area is a major reason why Ivy property values stay so resilient.
If you are looking for neighborhoods in Ivy with great amenities, you should consider areas like Ragged Mountain Farm or West Leigh.
While Ivy is not known for high density planned communities, these areas offer a sense of neighborhood connection.
West Leigh, for example, is an established community where you can find homes on generous lots, often with private or community access to trails and scenic vistas.
On the other hand, we have Crozet.

If you want a neighborhood where your kids can ride their bikes to a friend’s house or walk to the pool, Crozet is likely your spot.
One of the standout neighborhoods is Old Trail.
This is a massive, multiphase development that truly has it all.
There is a village center with shops and restaurants, a golf course, a massive swimming pool, and miles of walking trails that connect everything.
It is a very active, social neighborhood where people are always out on their front porches.
Another fantastic option in Crozet is Grayrock.
This neighborhood is known for its beautiful views and a great community feel.
It features a community park and walking trails that link up with the broader Crozet trail system.
If you want something a bit newer, Glenbrook at Foothills offer modern floor plans with easy access to the amenities of downtown Crozet.
The amenity game is where Crozet really shines.
The Crozet Park is a huge asset for the whole town, featuring a perimeter trail, a dog park, and a year-round pool through the YMCA.

When comparing the two, you have to think about your daily commute.
Ivy is just a few minutes from the University of Virginia and the downtown Charlottesville area.
If you work at the hospital or the university, Ivy offers a very short drive.
Crozet is about fifteen to twenty minutes west of town.
Both have their own on-off exits on I-64!
While the drive is beautiful, it is something to consider if you have to make the trip multiple times a day.
In terms of best Charlottesville real estate, Ivy tends to have a higher entry price point because the land is so limited and the schools are such a major draw.
You are often paying for the land and the location.
In Crozet, you can find a wider variety of price points, from luxury single-family homes to more affordable townhomes and villas.

The Crozet median home sale price in early 2026 has been hovering around 520,000 to 586,000 dollars.
However, list prices for Crozet new construction in communities like Old Trail homes often reach closer to 700,000 dollars.
The median price in 2026 for Old Trail townhomes for sale is $566,144 with a median of 8 days on the market..
