My thoughts: Cascadia is built on a hill facing the west, so there are marvelous sunsets. These luxury townhomes are surrounded by 120 single-family homes. I’m not excited about the geography. Southern Development Homes and Craig Builders, which, in my opinion, are quality builders. I give the Cascadia Charlottesville neighborhood a 7 out of 10. There are other, more attractive Charlottesville luxury neighborhoods with mature trees and overall beauty.

Charlottesville townhomes for sale, a local buyer’s guide (from Toby Beavers, Charlottesville agent since 2003)
If you have been house hunting in Charlottesville for any length of time, you have probably heard someone mention Cascadia on Pantops.
I have been helping buyers here since 2003, and I can tell you the appeal is not a mystery.
Cascadia townhomes for sale deliver that hard-to-find mix of “close to everything” convenience, a true neighborhood feel, and the kind of elevated setting that can turn an ordinary evening into a sunset you actually stop to watch.

Location and daily convenience in the Pantops corridor
The Cascadia Charlottesville neighborhood sits on Pantops Mountain on the east side of Charlottesville, with quick access to Route 250 and I‑64.
For many of my clients, that translates into easier commuting and faster errands without giving up proximity to downtown Charlottesville.
Cascadia townhomes for sale have been described as feeling “a world away,” yet still only minutes from Pantops shopping and dining, and roughly a couple of miles from the historic Downtown Mall area.
That combination matters when you want a peaceful home base but do not want a long drive to dinner, groceries, or your favorite Saturday morning routine.

Cascadia townhome amenities that make townhome living feel complete
Cascadia townhomes are not just rows of attached homes.
Cascadia townhomes for sale were designed to function like a neighborhood where you actually use the common spaces.
Buyers typically appreciate the community clubhouse and pool, plus playgrounds and walking trails that give you options after work beyond sitting inside.
There are also pocket parks and green spaces, and the community has featured elements like a garden, which is a nice touch if you like the idea of planting something without needing a big private yard to maintain.
One detail I point out on tours is how these amenities are positioned to be practical, not just decorative.
The Cascadia townhome neighborhood has been described as having two playgrounds, with one located near the pool, and a picnic shelter and an indoor clubhouse are nearby.
That layout encourages real use, especially for households that want outdoor time and a social hub but would rather not spend weekends mowing, mulching, and managing a detached home’s long maintenance list.
A Huge Bonus: Darden Towe Park is right across the street
When buyers ask me what makes Cascadia stand out from other townhome options, I bring up one name immediately: Darden Towe Park.
Having a major park across the street is the kind of lifestyle feature you cannot easily replicate later.
The park offers Rivanna River public access, walking trails, and multiple sports fields, plus tennis courts.
Even if you are not a “sports family,” it is a big quality of life upgrade to have trails, open space, and river access so close to home.
What the Cascadia Charlottesville townhomes are like, and what varies from one listing to the next
Cascadia includes townhomes and single-family homes, and the townhomes can differ by builder and by era of construction.
Practically speaking, that means you should not assume two listings are identical just because they share a neighborhood name.
You will see designs in Cascadia townhomes for sale that lean modern and open, and homesites that take advantage of the hillside setting.
The tradeoff is straightforward: the views and elevation are part of the magic, but you may not get the level backyard you would find in a flatter subdivision.
From a buyer’s perspective, here are the questions I like to answer before you fall in love with the staging:
How many finished levels are there, and which level has the best everyday living flow?
Do you have a garage, and how does guest parking work on your street?
Is there an outdoor living space that you will truly use, such as a deck or terrace, and does it capture a view or face a neighboring wall?
Charlottesville townhomes can live very differently depending on those details, so we focus on function first, then finishes.
2026 Resale realities, HOA considerations, and why it matters that it is built out
Another important point for buyers in 2026 is that Cascadia’s new construction phase has been sold out as of early 2022.
That usually means your opportunity is primarily on the resale market, where pricing is driven by supply, condition, and the specific home’s location in the neighborhood.
When inventory is tight, the “best” Cascadia townhomes tend to be the ones with the most usable layout and the strongest orientation for views and natural light.
With any amenity-rich townhome community, you will also want to read the Cascadia HOA documents carefully.
Pools, clubhouses, trails, and green spaces are wonderful, but they are not free to operate.
I always recommend you confirm what the dues cover, what restrictions exist (parking, rentals, exterior changes), and how reserves are handled.
That is not meant to scare anyone.
It is simply the due diligence that separates a confident purchase from a surprised one.
Schools and the “fit” factor
For buyers who need to factor schools into the decision, Cascadia has been associated with Stony Point Elementary, Burley Middle, and Monticello High.
School assignments can change, so we verify during your purchase process, but it is still helpful context when you are comparing neighborhoods across the Charlottesville area.
If you tell me what matters most to you (views, walkability to the park, lowest maintenance, best work-from-home layout, or a specific commute), I will map that to the Cascadia streets and home styles that typically fit best, and then we can target showings efficiently.

It is not a substitute for walking the streets yourself, but it does capture the setting and general vibe.
