My thoughts: I give this Charlottesville luxury townhome neighborhood a 7 out of 10.
While the interiors are 5-star, the lack of any greenspace is terrible. Most of us want a small backyard for our pets or gardening.
The prices are way too high for my liking!
I also dislike the area…you’ll never want to walk from downtown Charlottesville home at night.
The developers got a great deal on this land, is all I can think.
And finally, take a look at how close the townhomes are to Water Street and the C&O rail yard.
You better love the squealing sounds of freight trains at all hours of the day and night.
I much prefer Belmont Lofts both for its architectural beauty and proximity to all the fun and dining in Belmont.

C&O Row Charlottesville Townhomes: Luxury Downtown Living Without the Downtown Compromises
If you ask me which downtown Charlottesville townhome community best captures the phrase luxury with a real city lifestyle, I would put C&O Row right at the top of the conversation.
This is not cookie-cutter attached housing. C&O Row is a boutique enclave of upscale brick townhomes on the east side of downtown near Belmont, and Toby Beavers’ neighborhood page describes it as a 26-home luxury community.
Other local real estate guides consistently highlight the same hallmarks: rooftop terraces, private garages, modern open layouts, and a walkable location near the Downtown Mall.
In a city where true luxury townhome inventory is limited, that combination is rare. Toby Beavers Realtor; Nest Realty; C&O Row Guide
What makes C&O Row especially compelling is that it gives buyers something downtown living often does not: breathing room.
The community is described as being on South Street just off Water Street, tucked onto a quieter residential-feeling block while still sitting only about a block from the Downtown Mall.
That means you can enjoy the energy of central Charlottesville without feeling like you live in the middle of constant traffic and noise.
For many buyers, that is the sweet spot. C&O Row Guide; www.visitcharlottesville.org
Why C&O Row feels different from most townhomes
A lot of townhomes are built to hit a price point.
C&O Row Charlottesville luxury townhomes feel built to satisfy a lifestyle.
Local guides describe the homes as upscale, with classic brick architecture, private garages, rooftop terraces, and open interiors that read more like an urban brownstone than a typical townhouse.
The appeal is obvious: you get the lock-and-leave convenience of attached living, but with more presence, more privacy, and more elegance than many buyers expect from a downtown product. Nest Realty; C&O Row Guide
The luxury is not theoretical, either.
A recent Zillow entry for 1037 E Water Street in C&O Row shows a 2,980-square-foot townhome with 3 bedrooms that sold for $1.42 million, with a Zestimate of $1,470,400.
Compass’ marketing for that same home describes a four-level residence with a private elevator, two-car garage, white oak hardwood floors, a chef’s kitchen with Wolf and Sub-Zero appliances, and a rooftop terrace with 360-degree city views, pergola, kitchenette, and half bath.
Realtor.com also shows another C&O Row address, 22 E Water Street, as a 3-bedroom, roughly 2,800-square-foot townhome with 4.5+ baths, a two-car garage, and a 2020 build year.
That is the kind of detail that separates true luxury inventory from ordinary attached housing. Zillow; Compass; Realtor.com
Who the buyers are for C&O Row
In my view, C&O Row tends to attract buyers who are done compromising.
These are often people who want walkability and culture, but who are not willing to give up quality finishes, generous square footage, secure parking, or architectural character.
A local C&O Row guide specifically points to retirees leaving larger estates, professionals who want low-maintenance luxury, second-home buyers splitting time between Charlottesville and bigger cities, and relocators from places like Washington, New York, or Richmond.
That profile makes perfect sense for this address. C&O Row Guide
I would add a few more likely buyer profiles. C&O Row is a logical fit for UVA faculty, UVA Medical Center physicians, attorneys, executives, remote professionals, and empty nesters who still want sophistication but do not want the burden of a large detached property.
On my tobybeaversrealtor.com site, he emphasizes that he regularly works with UVA faculty, medical professionals, Darden and law school families, and relocation buyers.
My Zillow profile also positions him around luxury homes, relocation, investment property, and buyer representation, which lines up closely with the sort of client who tends to appreciate what C&O Row offers. Toby Beavers Realtor; Zillow
The Downtown Mall lifestyle is a major part of the value
You are not just buying walls and finishes at C&O Row. You are buying proximity to one of the best lifestyle districts in Virginia.
Visit Charlottesville describes the Historic Downtown Mall as a vibrant pedestrian district with more than 120 shops and 30 restaurants in restored historic buildings, plus entertainment venues, parking garages, and a free trolley connection to UVA.
For a luxury townhome buyer, that matters because it turns daily life into something more effortless.
Coffee, dinner, a show, a farmers market morning, or an evening concert can all be part of your normal routine instead of a special trip across town. www.visitcharlottesville.org
That is one reason C&O Row holds such strong appeal versus many suburban alternatives.
Plenty of Charlottesville downtown townhomes give you square footage.
Far fewer give you the ability to leave your car in a private garage and step out into one of Charlottesville’s most active and charming districts.
For buyers who care as much about how they live as where they sleep, that distinction is huge. C&O Row Guide; Nest Realty
Restaurants near C&O Row that strengthen the address
Any serious conversation about downtown Charlottesville luxury has to include food. Visit Charlottesville’s dining guide specifically highlights elevated dining at Tavola and C&O Restaurant, and calls out Public Fish & Oyster for fresh Virginia oysters.
Hamiltons’ own site says it is located in the heart of Charlottesville’s Downtown district, with patio seating amid the bustle of the Downtown Mall.
C&O Restaurant welcomes diners to its “little corner of Charlottesville” on East Water Street, and Public Fish & Oyster positions itself as one of Charlottesville’s best seafood and happy hour destinations.
If you buy in C&O Row, these are not occasional splurges on the other side of town; they become part of the neighborhood rhythm. www.visitcharlottesville.org; Hamiltons’ at First & Main; C&O Restaurant; Public Fish & Oyster
And this is where C&O Row gets especially interesting.
It sits at the intersection of downtown and Belmont sensibilities.
So a buyer gets immediate access to the formal and refined side of downtown dining, while still being close to the more neighborhood-driven restaurant culture that has made nearby Belmont such a draw.
That broadens the lifestyle appeal considerably.
You are not locked into one scene; you are positioned between several of Charlottesville’s best ones. Toby Beavers Realtor; www.visitcharlottesville.org
Theaters near C&O Row: culture you can actually use
The theater proximity is another major selling point.
The Paramount Theater is at 215 East Main Street downtown and serves as one of Charlottesville’s signature performing arts venues, presenting arts, education, and entertainment programming for the region.
Live Arts is at 123 East Water Street and describes itself as a long-running community-centered theater in downtown Charlottesville.
When you live at C&O Row, a night out can mean dinner followed by a performance without ever feeling like you are commuting for culture.

For a certain kind of buyer, that is not a minor perk.
It is the reason to buy downtown in the first place.
The best luxury properties do not just offer premium finishes; they reduce friction and expand possibilities.
C&O Row does both by placing homeowners close to Charlottesville’s restaurant scene, live performance venues, and the broader social life of the Downtown Mall. www.visitcharlottesville.org; C&O Row Guide
My take as Toby Beavers,
If I were describing C&O Row to a serious buyer, I would say this: it is one of the few downtown Charlottesville townhome communities that genuinely delivers luxury, walkability, and long-term desirability in the same package.
You have architectural presence.
You have garages and, in some homes, elevators and rooftop terraces. You have immediate access to restaurants, theaters, and the Downtown Mall.
And you have a property type that remains relatively scarce in Charlottesville, which is exactly what many upper-tier buyers are looking for. Toby Beavers Realtor; Compass; www.visitcharlottesville.org
For the right buyer, C&O Row is not simply a townhome purchase. It is a lifestyle upgrade.
It is for the person who wants to entertain on a rooftop terrace, keep the car tucked away in a private garage, walk to a great dinner, catch a show at Live Arts or The Paramount, and wake up in the center of Charlottesville without giving up comfort or refinement.
In a market with plenty of nice homes but relatively few truly distinctive downtown luxury townhomes, that is why C&O Row continues to stand out. Nest Realty; C&O Row Guide; Zillow
