Where Are the Major Builders Building Luxury Homes in Albemarle County, Virginia, in 2027?

An insider’s guide to new luxury homes, custom builders, upscale townhomes, acreage estates, and the Charlottesville-area communities attracting homebuyers.

If you are searching for new luxury homes in Albemarle County, Virginia, the most important question is not simply which builder has the prettiest model home.

It is where that builder is building, how much land comes with the house, what kind of property you can buy, and whether the neighborhood fits your long-term plans.

As a Charlottesville luxury realtor since 2003, I have watched the Charlottesville and Albemarle County real estate markets evolve through changing buyer preferences, new developments, and shifting construction costs.

Today, buyers can explore everything from modern townhomes near shopping and employment centers to custom country estates with acreage and Blue Ridge Mountain views.

The challenge is understanding that not every new-home community advertised as luxury offers the same experience.

Some emphasize golf, recreation, and neighborhood amenities.

Others offer larger homesites, architectural customization, or convenient access to the University of Virginia and downtown Charlottesville.

In this 2026-2027 Charlottesville real estate guide, I will explain where prominent builders are developing homes in the Charlottesville area, which communities deserve a closer look, and what buyers should know about home sizes, property types, and current market conditions.

Fall 2026 Market Updates

What does that mean for someone shopping for a luxury property?

Buyers have more inventory to compare than they did a year ago, although the market for an exceptional home can behave differently from the overall market.

Location, architecture, land, views, condition, and builder reputation all matter.

The following communities represent several of the most interesting places to investigate for new construction in Albemarle County.

Prices, availability, and plans can change during a construction cycle, so I recommend verifying current offerings directly with each builder.

1. Stockton Creek: Luxury homes on acreage in Western Albemarle

Builder: Craig Builders | Western Albemarle County

For buyers who want a luxury home with room to breathe, Stockton Creek deserves a place near the top of the list.

Located in Western Albemarle near Crozet, Stockton Creek is a private enclave of just 18 homesites ranging from two to six acres.

Craig Builders offers semi-custom detached single-family homes, with mountain views and a setting that feels distinctly more rural than a conventional subdivision.

The builder’s published starting price was $1,399,900, with featured plans extending into the low-to-mid 3,000-square-foot range and options for customization. Examples include:

  • The Mechum: approximately 2,685 square feet, with four or five bedrooms.

  • The Newport: approximately 2,404 square feet, designed for main-level living.

  • The Monterey: approximately 3,272 square feet, with four, five, or six bedrooms.

These are published plan sizes and prices, not a guarantee of current availability or a final construction quote.

Property type: Detached single-family homes.

My take: Stockton Creek is worth exploring if you want Western Albemarle Public Schools, privacy, substantial acreage, and Blue Ridge scenery without moving too far from Crozet’s restaurants, shops, wineries, and everyday services.

2. Old Trail New Homes: Upscale living in Crozet

Builders include Craig Builders and Southern Development Homes | Crozet

Old Trail Village remains one of the area’s most recognizable master-planned communities.

It combines mountain views with a walkable village atmosphere, restaurants, trails, a swimming pool, and access to Old Trail Golf Club.

One advantage of Old Trail is the variety of housing.

Buyers can investigate detached homes, townhomes, and villa-style properties rather than being limited to one type of residence.

Craig Builders has advertised homes in the community starting around $759,900, with examples of detached homes ranging from roughly 1,779 to more than 3,000 square feet.

Its Afton Villas have been advertised from $849,900, subject to availability.

Southern Development Homes has also advertised Old Trail townhomes and single-family homes, with a published townhome and single-family offering range of approximately 1,571 to 1,882 square feet and starting prices from $479,900.

Those figures describe its specific offering, not every home in Old Trail.

Property types: Detached single-family homes, townhomes, and villas.

My take: Old Trail is a strong candidate for buyers who want a polished neighborhood setting with golf, recreation, and convenient access to Crozet.

It also suits people who would rather spend Saturday enjoying the Blue Ridge foothills than mowing several acres of lawn.

3. North Pointe: New homes and an expanding Route 29 corridor

North Pointe offers a different proposition and is located in Northern Virginia, too far for many young families!

Rather than the more rural character of Western Albemarle, it is positioned near the Route 29 corridor, the UVA Research Park, shopping, restaurants, and other services.

Craig Builders has advertised homes starting at $799,900, including plans designed for larger homesites.

Its floor plans include options such as the Williamsburg, Pavilion, Chesapeake, and Mechum, with examples ranging from approximately 2,075 to 2,685 square feet for some of these designs.

The community’s official site describes an active second phase with 162 platted single-family lots, served by Craig Builders and Southern Development Homes.
The first phase includes 106 single-family homes, alongside 279 apartment homes at The Ridge at North Pointe.

An important 2026 development is the county’s approval of an expansion that could add 707 townhomes, apartments, and condominiums in future phases.

Those additional ownership options are planned, not all completed homes ready for purchase today.

Property types: Detached single-family homes currently offered by the named builders; apartments are also part of the community, with additional townhomes and condominiums planned in future phases.

My take: North Pointe merits consideration if you value newer construction, convenient access to the northern Charlottesville employment and retail corridor, and a community that is still growing. Quite frankly, it’s a bore to me!

Start with the official North Pointe website or Craig Builders’ North Pointe page.

4. Breezy Hill: “Coming Soon” – Larger new homes in the Keswick area

Builder: Stanley Martin Homes | Keswick

Breezy Hill is a development to watch for buyers who want a sizable modern home on a larger lot east of Charlottesville.

Published community information describes approximately 80 detached single-family homes on homesites of at least half an acre.

The advertised plans range from approximately 3,076 to 4,777 square feet, with three to five bedrooms depending on the plan and options.

One example is the Olivia plan, advertised at approximately 3,076 square feet, with four bedrooms in the listing details.
Property type: Detached single-family homes.

My take: Breezy Hill could appeal to buyers seeking a larger new home, a generous yard, and access to Charlottesville without committing to the maintenance demands of a multi-acre country estate.

For buyers comparing Keswick with Ivy or Crozet, the commute, lot orientation, and surrounding landscape are all worth considering in person.

5. Belvedere: Contemporary neighborhood living near Charlottesville

Builder: Craig Builders and Greenwood Homes, with other builders offering homes in the broader area

Belvedere is an established neighborhood-model community that combines residential streets, open spaces, and access to Charlottesville-area amenities.

It is a useful option for buyers who want a newer home in a planned neighborhood rather than a remote country property.

Greenwood Homes lists detached single-family homes at Belvedere, with advertised starting prices around $689,900 on Realtor.com’s new-home community listings.

The precise square footage, finishes, lot, and price depend on the particular plan and availability.

Craig Builders also lists Belvedere among its communities, offering a range of plans.

For context, its published portfolio includes designs such as the Pavilion at approximately 1,825 square feet, with options to expand, and the Williamsburg at approximately 2,351 square feet.

Actual availability varies by community and homesite.

Property type: Primarily detached single-family homes in the offerings discussed here.

My take: Belvedere is worth comparing if your priority is newer construction, a fabulous Senior Center for everyone, access to everyday amenities, and a neighborhood setting closer to Charlottesville than the far western countryside.

Visit Craig Builders’ community listings and Realtor.com’s Albemarle County new-home directory.

6. Dunlora Village: A mix of home styles in a convenient location

Builders: Southern Development Homes, with Craig Builders also listing the community

Dunlora Village is another community to investigate if you want a new home without giving up access to Charlottesville’s shopping, restaurants, and major roads.

Southern Development describes Dunlora Village as offering both single-family homes and townhomes.

Craig Builders also lists the community and offers floor plans in its broader portfolio that may be available in selected developments.

Because the mix of homes, release schedules, and prices can change, I would confirm the available property types and current floor plans directly with the builders before making a shortlist.

Property types: Detached single-family homes and townhomes.

My take: Dunlora Village deserves a look from buyers who want a newer home and a choice between a traditional detached residence and a lower-maintenance townhome.

Compare the total cost of ownership, HOA obligations, and actual commute routes before deciding.

7. Custom homes in Ivy, Keswick, and the Albemarle countryside

Not every luxury buyer wants to live in a planned subdivision.

In fact, some of the area’s most compelling opportunities involve building a custom home on a separately purchased parcel or working with a builder on an available homesite outside a large master-planned community.

Craig Builders specifically advertises semi-custom homes on larger acreage homesites and the possibility of building on your own homesite.

Its portfolio also includes custom-location offerings.

In the countryside around Ivy, Keswick, Free Union, North Garden, and other parts of Albemarle County, the key question is not simply how large the house can be.

It is whether the property can support the home you envision.

Before buying land, investigate zoning, permitted uses, well and septic feasibility, road access, utilities, topography, and any applicable conservation easements.

Mountain views and privacy are wonderful, but they do not automatically mean a parcel is ready for construction.

Property type: Custom detached single-family homes, often on larger rural homesites.

My take: If your dream is a substantial country estate, this approach may provide more flexibility than buying within a conventional subdivision.

It also requires more due diligence, a realistic construction budget, and a builder experienced with the specific property.

What about Charlottesville New condos and townhomes?

Not every buyer needs a 4,000-square-foot house.

Some want an upscale residence that provides more freedom from exterior maintenance, while others are looking for a lock-and-leave property or a second home.

For buyers considering condos and townhomes, the broader Albemarle County new-construction market offers alternatives beyond the acreage communities.

Community Property type Published size information
Old Trail Village Detached homes, villas, townhomes Individual offerings vary; examples include homes of approximately 1,779 to 3,070 sq. ft.

Brookhill Townhomes Townhomes Approximately 2,298 to 2,682 sq. ft.

Brookhill Square Condominiums Approximately 1,653 to 2,715 sq. ft.

Glenbrook Townhomes, Crozet Townhomes Approximately 1,938 to 2,292 sq. ft.

Pleasant Green, Crozet Townhomes Approximately 1,725 to 2,091 sq. ft.

These are published community ranges, not a claim that every floor plan is available in October 2026.

Also, a high-end townhome and a luxury country estate serve very different needs, even when both are marketed as upscale properties.

For current availability, review the Albemarle County new-home directory and confirm the details with the relevant builder.

Which Albemarle County luxury development is right for you?

Here is how I would begin narrowing the choices.

  • For acreage and mountain views: Start with Stockton Creek and investigate custom-home opportunities in Western Albemarle.

  • For golf, amenities, and a village atmosphere: Compare Old Trail Village in Crozet.

  • For newer construction near the Route 29 corridor: Consider North Pointe.

  • For larger modern homes on substantial lots: Investigate Breezy Hill in Keswick.

  • For planned-neighborhood living near Charlottesville: Compare Belvedere and Dunlora Village.

  • For lower-maintenance ownership: Compare townhomes and condominiums at Old Trail and other new-home communities.

Remember that the published starting price is only the beginning of the calculation.

Lot premiums, structural options, landscaping, upgraded finishes, taxes, HOA fees, and financing can all change the total cost substantially.

Final thoughts from Toby Beavers, Charlottesville luxury realtor since 2003

Albemarle County offers a remarkable range of new-home possibilities, from townhomes and modern neighborhood residences to custom homes on multi-acre parcels.

The best choice depends on how you want to live, not simply which community has the most impressive marketing photographs.

As a Charlottesville real estate agent since 2003, I encourage buyers to compare not only the house but also the land, the neighborhood, the builder’s reputation, the surrounding development plans, and the likely resale audience.

The third-quarter 2026 figures show that inventory has increased and the median sales price has softened compared with a year earlier.

That gives buyers a reason to compare their options carefully, but it does not mean every luxury property is a bargain or that every builder is negotiating on the same terms.
